O projeto, com um Valor Geral de Vendas estimado em R$ 150 milh\u00f5es, utiliza uma arquitetura em formato de “L” para otimizar o espa\u00e7o em uma das \u00e1reas mais valorizadas da cidade, consolidando uma nova tend\u00eancia de integra\u00e7\u00e3o urbana no mercado imobili\u00e1rio de alto luxo<\/a>.<\/p>\n\n\n\n

Projeto integra duas frentes na mesma quadra<\/h2>\n\n\n\n

O desenho arquitet\u00f4nico do Arti Leblon, assinado por Miguel Pinto Guimar\u00e3es, destaca-se pela conex\u00e3o entre duas frentes de terreno. A estrutura preserva o tradicional restaurante Fratelli no centro da quadra, demonstrando respeito \u00e0 configura\u00e7\u00e3o urbana existente. Essa solu\u00e7\u00e3o arquitet\u00f4nica contorna as limita\u00e7\u00f5es de gabarito das vias e resulta em uma fachada escalonada que integra terra\u00e7os e coberturas de maneira org\u00e2nica.<\/p>\n\n\n\n

A t\u00e9cnica de “costura” urbana permite que o empreendimento ocupe uma \u00e1rea que, de forma isolada, n\u00e3o teria escala para um projeto desse porte. A interliga\u00e7\u00e3o estrat\u00e9gica das duas ruas cria um fluxo cont\u00ednuo, potencializando a utiliza\u00e7\u00e3o do solo e valorizando a infraestrutura dispon\u00edvel na regi\u00e3o carioca.<\/p>\n\n\n\n

O novo residencial oferecer\u00e1 um total de 52 unidades, com metragens que variam entre 36 e 69 metros quadrados. O mix de produtos inclui est\u00fadios, apartamentos de um e dois quartos, al\u00e9m de coberturas exclusivas. Os pre\u00e7os de entrada para as unidades come\u00e7am em R$ 1,9 milh\u00e3o. O modelo comercial \u00e9 focado em um p\u00fablico que prioriza conveni\u00eancia, adotando conceitos de hotel boutique.<\/p>\n\n\n\n
